Listing & Distribution Associate

Employment Type: Full-time, Independent Contractor

Work Model: Remote

Work Hours: US Business Hours alignment

Role Overview

We are seeking a detail-driven, technical, and commercially minded Listing & Distribution Associate to own the technical health, channel connectivity, optimization, and presentation of our vacation rental portfolio across Airbnb, Vrbo, direct booking channels, and third-party distribution platforms.

In this seat, you will manage the full lifecycle of property listings—from initial PMS setup and channel mapping through ongoing monitoring, troubleshooting, and content optimization. Working closely with our Revenue, Marketing, and Operations teams, you will act as the technical operator ensuring rates, availability, policies, fees, and property attributes synchronize flawlessly across Streamline PMS and Rentals United. Combining technical problem-solving with a digital merchandising mindset, you will continuously audit property channels, resolve API sync errors, and craft conversion-focused listing copy to drive higher booking velocity.

Key Responsibilities

1. Channel Connectivity, Integration & System Auditing

Technical Health Ownership: Oversee technical integration and inventory synchronization across the Property Management System (Streamline PMS), Channel Manager (Rentals United), direct booking website, and Online Travel Agencies (OTAs).
Sync & Integration Troubleshooting: Identify root-cause integration failures, mapping errors, disconnected channels, rate discrepancies, and API bugs—resolving configuration issues or escalating to platform support teams when necessary.
Recurring Listing Auditing: Conduct regular portfolio-wide audits to spot missing content, suppressed listings, fee/tax push errors, duplicate listings, or synchronization flags affecting bookability.

2. Full Listing Lifecycle & Data Hygiene

Lifecycle Management: Own end-to-end listing setups, account mapping, channel activations, temporary deactivations, reactivations, and offboarding workflows.
Accuracy Verification: Verify that pricing structures, cleaning/resort fees, local tax rules, length-of-stay restrictions, cancellation policies, and sleeping configurations push accurately across all connected OTAs.
Portfolio Tracking: Maintain up-to-date central tracking databases for listing IDs, active/inactive channel statuses, channel URLs, OTA subscriptions, paid placement programs, and recurring channel fees.

3. Digital Merchandising, Copywriting & Conversion Optimization

Conversion-Focused Copywriting: Write, edit, and maintain compelling, guest-focused property descriptions, titles, amenity lists, and policies that highlight property uniqueness while preserving data consistency across platforms.
Merchandising & Search Optimization: Optimize listing presentation through strategic photo sequencing, amenity tagging, search filter alignment, and title adjustments to maximize OTA search visibility and guest conversion rates.
Cross-Functional Collaboration: Partner with Revenue, Marketing, Operations, and Guest Experience leads to launch new properties quickly, troubleshoot underperforming assets, and align listing tactics with broader commercial goals.

Required Skills & Qualifications

Industry Experience: 2+ years of experience in vacation rental operations, hospitality distribution, OTA account management, or property management channel administration.
Technical Distribution Depth: Strong understanding of OTA distribution architecture, channel mapping logic, inventory sync parameters, restrictions, fee structures, and rate push rules.
System Aptitude: Proven experience navigating Property Management Systems and Channel Managers (hands-on experience with Streamline PMS and Rentals United is a strong plus).
English Writing & Editing: Exceptional written English skills, with the ability to translate technical property features into engaging, conversion-driven guest copy.
Analytical & Detail Orientation: Outstanding attention to detail, strong problem-solving skills, and a comfort level auditing and tracking large portfolio datasets across multiple platforms.

Preferred Qualifications

Knowledge of OTA ranking algorithms, search filters, and digital merchandising best practices on Airbnb, Vrbo, and Booking.com.
Experience managing multi-channel property launches in a fast-paced property management or hospitality enterprise.

Success Metrics (KPIs)

Channel Integration & Accuracy: Zero rate/fee discrepancies or unhandled sync errors between Streamline PMS, Rentals United, and external channels.
Listing Launch Velocity: Rapid, error-free onboarding and channel activation for new property listings.
Portfolio Health & Compliance: Maintaining 100% accurate, fully optimized, and unsuppressed listings across all connected channels.
Listing Conversion Performance: Demonstrable improvements in listing view-to-booking conversion rates, organic search visibility, and overall booking volume.
